1. Education, not advice

DealSmith teaches real-estate skills. Nothing we say, teach or post is legal, tax, brokerage, financial or investment advice. Talk to your own lawyer, tax adviser and licensed professionals before you act.

2. No guarantees

We do not guarantee that you will find, fund or close a deal, or that you will earn income or profit, or any result on any timeline. We do not guarantee leads, funding or a joint venture. Any lead, funding or joint venture is considered case by case, depends on a written agreement, and may never happen.

3. Real estate has risk

Real-estate investing involves risk, including losing money. Results depend on many things, including your effort, skills, relationships, market, money, timing and choices. Many of them are outside our control.

4. Student stories

The student videos and stories on our site are real people describing their own experience with Richard's earlier coaching program. They are shared with permission. They are not typical, they do not show what you will get, and they are not a promise.

5. Licenses and the Dealsmith name

DealSmith does not give you a real-estate license and does not give you the right to do work that needs one. "Dealsmith" is a program designation, not a state license. You are responsible for following the laws and license rules that apply to what you do. Brokerage commissions and referral fees follow the law and are separate from any investment arrangement. We do not pay brokerage referral fees to unlicensed participants.

6. Programs can change

Class dates, content and offers may change. The DealSmith Mentorship has its own written agreement, which controls.
